ILLINOIS, Marion County. Three tracts totaling 240 acres sold at auction for $950,000. The land included 148 tillable acres, oil income, 83 wooded acres and hunting tracts. Soils were a mix of Cisne-Huey and Hoyleton-Darmstadt silt loams. The property held base acres in wheat, corn, grain sorghum and soybeans. Average per-acre price across the property was $3,958. KANSAS, Cheyenne County. Four tracts of cropland and CRP acreage totaling 630 acres sold at absolute auction for $839,500, or $1,333 per acre. The land included 141 CRP acres, with contracts in place until September 2022. Cropland held bases in wheat, corn, grain sorghum and soybeans. KENTUCKY, Daviess County. A total of 175 acres, including creek bottoms, hill cropland and wooded acres, sold in nine tracts at auction for $1.36 million, or $7,762 per acre. Tract prices ranged from as much as $12,200 to $5,000 per acre. The larger, pure cropland area sold in the $6,000- to $6,700-per-acre range. There were no structures or improvements. McLean County. Three noncontiguous tracts totaling 164 acres sold at auction for $1.15 million, or about $7,042 per acre. One 90-acre tract of almost all flat to gently rolling cropland sold for $7,600 per acre. Area farmers were the buyers. NORTH DAKOTA, Logan County. Crop and pasture totaling 516 acres sold at auction for $1.05 million, or $2,038 per acre. The farm was divided into four tracts and included cropland with an average Soil Productivity Index (SPI) of 73 and up and 140 acres with a SPI of over 92. Tract prices ranged from $800 per acre to $3,035. The crop was subject to a lease at time of purchase. The property included a farmstead and outbuildings. MISSOURI, Clinton County. Property totaling 3,271 acres, of which 2,600 were tillable acres, sold for a total price of $10.5 million. The farm was comprised predominantly of Grundy Silty Clay Loam soils and sold to an investor. Average per-acre price was $3,210. OHIO, Preble County. A 107-acre livestock farm sold in a private sale in three tracts for a total price of $540,000, or about $5,046 per acre. The farm was located along Twin Creek and included productive farmland, farmhouse, cattle barn and pasture. OKLAHOMA, Grant County. The Roberts Family Trust auction brought 160 acres of cropland to market, selling for $180,000, or $1,125 per acre. The land held a 144.08-acre wheat base, with a 36-bushel-per-acre yield. The farm had good road access and older improvements, including a waterway.
