IOWA: Ringgold and Decatur counties. A 2,608-acre farm sold at auction in 19 tracts for $14.6 million, or an average of $5,662 per acre. The largest single tract sold was 395 acres of pasture and cropland, selling for $2.3 million, with a soil rating of 46 and it includes a corral and metal building on the property. It includes 337 acres of cropland. A 313-acre tract of cropland and recreational property that sold for $1.9 million, includes 237 acres of cropland with a 95-acre corn base Price Loss Coverage yield of 138 bushels an acre, as well as 108 acres of soybeans with a PLC yield of 41 bushels per acre. The tract also includes two 7,000-bushel bins and one 6,000-bushel bin with an aeration floor. The property also includes a 233-acre pasture tract that sold for $1.1 million. That tract includes a corral and two energy-free waters. A 201-acre tract of cropland and recreational land sold for $1.3 million. It includes 58 corn-based acres with a PLC yield of 138 bushels per acre and a 67-acre soybean base with a 41-bushel PLC yield, along with two metal buildings on the property.

WISCONSIN, St. Croix County. A 73-acre farm sold at auction for $692,835, or $9,500 per acre. The property is considered transitional and has open tenancy for the 2026 crop year. The land is about two-thirds tillable and one-third wooded. The north portion of the property is rolling tillable ground that is in a corn and soybeans rotation. It has a soil rating of 443.1.

INDIANA, Ripley County. A 191-acre farm sold at auction in four tracts for $1.5 million, or $7,616 per acre. The property includes 145 tillable acres and 42 wooded acres. It includes grain bins with 12,000 bushels of storage and 15,000 bushels of storage, along with a pole barn with a partial concrete floor.

ILLINOIS, Rock Island County. A 120-acre acre farm sold in two tracts at auction for $1.6 million, or an average of $12,825 an acre. The first 80-acre tract has a productivity index of 133.9 and is nearly 100% tillable. The second tract includes about 40 acres with a productivity index of 125.5. It also features wooded areas suitable for recreational use and a potential home site.
