WISCONSIN, Waupaca County. A 1,120-acre farm sold at auction for $9.6 million, or an average of $7,950 per acre. The farm was sold in eight separate tracts with the largest at 300 acres that includes cropland, a building site and recreation land. That tract sold for $2.6 million, or $8,650 per acre. The eight tracts include both irrigated and dryland farms in a region with mainly Class II soils that include sandy loams along with abundant groundwater and reliable irrigation. The region is known for seed corn and specialty seed production. A 95-acre tract consisting mainly of cropland and recreational property sold for $11,000 an acre, while a 150-acre cropland tract also sold for $11,000 per acre. On average, the land in the sale is 89% tillable.

NEBRASKA, Buffalo County. A 380-acre farm sold at auction for $2.3 million, or an average of $5,183 per acre. The property includes 231 acres of Conservation Reserve Program land that sold for $3,800 an acre. The sale also includes an irrigated 160-acre tract that sold for $8,500 per acre and a second 160-acre tract with a mix of dryland and irrigated cropland that sold for $3,250 an acre. The irrigated tract is 93% tillable, has a corn base of 34 acres with Price Loss Coverage yield of 156 bushels per acre and 7 base acres of soybeans with a PLC yield of 46 bushels per acre.

SOUTH DAKOTA, Aurora County. A 480-acre farm sold at auction for $3.6 million, or an average of $7,500 per acre. The property includes three equal separate cropland tracts of 160 acres each. The land includes 445 acres with Class II soils and an average soil productivity index of 72%. It includes a 215-acre corn base with a 96 bushels PLC yield, a 170-acre soybean base with a 36-bushel PLC yield, a 37-acre wheat base with a 50-bushel PLC yield, and a 4-acre grain sorghum base with a 62-bushel PLC yield.

IOWA, Webster County. A 143-acre cropland farm sold at auction for $1.8 million, or $12,600 per acre. The property comes with a soil rating of 86.1 on land that is 91% tillable. The land includes 81 corn base acres with a PLC yield of 154 bushels per acre, a soybean base of 50 acres with a PLC yield of 41 bushels per acre and 12 Conservation Reserve Program acres with an annual payment of $2,500 through September 2029.
