ARKANSAS, Ashley County. A farm with 240 acres, 237 of which are tillable, sold for $1.635 million, or $6,812 per acre. The farm is leveled and irrigated with 4 irrigation wells. The farm is located in an excellent area only a few miles from Montrose, Arkansas. The farm consists of 70% premium Rilla/Hebert silt loams soils and the remaining 30% Perry and Portland clay. ILLINOIS, Winnebago, County. In May, a property with 130 acres, of which an estimated 75.21 are tillable, sold for $5,972 per acre. Just northeast of Pecatonica, the land currently in crop production boast a Productivity Index score of 125.3. An additional 14 acres of cropland are currently in grass and trees. INDIANA, Clinton and Tippecanoe Counties. Four tracts of farmland totaling 442 acres sold via traditional listing for $7,732,532, or $17,500 per acre. The farms were fully pattern tiled on 40 ft. centers and had a strong cash rent agreement. The fertility was very well maintained by a long-term, local tenant. The buyers were a local family with significant holdings in the area. The existing farm tenant remains on the farm. KANSAS, Thomas County. Two tracts of farmland totaling 480 acres sold for $1.95 million, or $3,550 per acre. The first tract was a dryland quarter section that was half in wheat and half in wheat stubble. It sold for an average of $2,000 per acre. The 320-acre tract included two irrigation pivots that operate on the same well, and it sold for an average of $5,100 per acre. KENTUCKY, Ohio County. Two tracts containing a total of 223.26 acres sold at auction for $893,028 or $4,000 per acre. One tract had almost a half mile frontage on the Green River with scenic views over the river bluff. Just shy of 40 acres are cropland, with the remainder wooded. MICHIGAN, Shiawassee County. An 80-acre farm sold in two parcels for $517,000, or $6,462 per acre. The farm included a 2,000 sq. foot farmhouse and outbuildings that have been vacant for some time. All but eight acres are in row crop production, featuring highly productive, lighter loam-type soils. TEXAS, Delta County. Forty tracts of land totaling 3,200 acres sold for $11.89 million, or an average of $3,800 per acre. Just 80 miles outside the Dallas-Ft. Worth metropolitan area, the farm includes around 2,800 tillable acres, 400 acres of pasture that could be used for crops or grazing and 1.75 miles of river front for great deer, turkey and waterfowl hunting. The property includes a luxury main home, guest house and foreman's home as well as 480,000 bushels of grain storage, barns and other infrastructure. The flat property also makes it an attractive option for solar or wind energy development. Tracts ranged from four to 494 acres.
