ARKANSAS, Cross County. A 688-acre, 100% precision-leveled farm was purchased by an investor for $4.711 million, or $6,847 per acre, and leased back to a local farmer. The farm includes 673 tillable acres and eight large irrigation wells, as well as underground pipe and risers. The soil consists of 75% Mantachie loam, with the remaining soils being a mix of clay and loams. COLORADO, Kit Carson County. A 3,317-acre farm sold in private treaty for just shy of $5 million, or $1,507 per acre. It has Class III-VI soil types and good road access just north of the Cheyenne County line, on Highway 59. The buyer received possession at close with no growing crops. GEORGIA, Calhoun County. A 204-acre irrigated farm sold for $860,201, or an average of $4,217 per acre. The farm's 95 irrigated acres include one well and two center pivots. ILLINOIS, Edgar County. A six-tract hybrid auction of 554 acres resulted in a sale to multiple local farmers. Total price was $7,917,994, or an average of $14,292 per acre. The farm featured both Class A and B soil productivity with a three-year average yield of 240 bushels per acre (bpa) for corn and 72 bpa for soybeans across the entire farm. INDIANA, Gibson County. Nine tracts totaling 395 acres sold at auction for $6,016,955, or $15,233 per acre. Tracts ranged in size from 7.5 acres to 118 acres and in price per acre from $10,500 for a 117-acre tract with 19 wooded acres to $24,000 per acre for a partially wooded tract containing 17 1/2 acres. Primary soil types were Stendal and Hosmer silt loams. There were more than 300 total acres of tillable land, with the balance in wooded land. IOWA, Mitchell County. A 113-acre field sold in an online auction for $2.49 million, or $22,035 per acre. The farm's 94.7 CSR2 rating reflects the Dinsdale, Klinger and Franklin loam soils, and its location near an ethanol plant and good roads was an added attraction. The auction results show two bidders drove the price from $16,000 per acre to $22,000 per acre in the last half-hour of bidding. KANSAS, Finney, Haskell and Kearney Counties. A 1,120-acre farm sold in five tracts in hybrid auction for $3.6 million, or $3,214 per acre. One tract includes an irrigation well, while the rest are dryland. The landowner's share of the 2025 crops goes to the buyer(s). WISCONSIN, Green County. A farm with nearly 202 acres sold in five tracts for $2.4 million, or an average of $11,881 per acre. Each field was roughly 40 acres, with an average Productivity Index of 61.8. Corn yields ranged from 205 to 228 bpa, and soybean yields ranged from 60 to 76 bpa. Tracts are leased for the 2025 season, and the buyer will receive the second half of the rent payment in December.
