INDIANA, ILLINOIS, Multiple Counties. A five-day online auction of property across two states and nine counties ended with the sale of some 1,817 acres of land broken into 21 tracts. Total price for all of the property was $17.52 million. Three of the tracts totaling 441 acres were located in Clay County, Illinois, and sold for $9,642 per acre. The remainder of the 18 tracts were held in various counties in Indiana and sold as follows: Cass County, six tracts totaling 327 acres, selling for an average of $9,781 per acre; Miami County, four tracts totaling 164 acres, selling for an average of $10,190 per acre; Howard, Tipton and Madison counties, four tracts totaling 276 acres, selling for an average of $13,729 per acre; Newton, Pulaski and Carroll counties, four tracts totaling 609 acres, selling for an average of $7,651 per acre. IOWA, Howard County. A 158-acre farm sold at auction in two 79-acre tracts for $2.21 million. Per-acre prices ranged from $13,775 up to $14,175, averaging $13,987 per acre across the whole property. The land description said it had a CSR2 rating of 85 and included a building site. KANSAS, Graham County. Two tracts totaling 620 acres sold at absolute auction for $915,375. Average price per acre for the cropland and grassland was $1,476. This property was part of the Bowman Farm Trust and included about 372 cropland acres and 239 grassland acres. It held bases in corn and grain sorghum. Included in the sale was a home, shop and miscellaneous outbuildings on a 7-acre tract. Seller retained an easement for access and a lease for oil field equipment stored on the property. Tenant retained all of the 2023 milo crop and all of the 2024 wheat crop planted this fall under a current cash lease agreement. KENTUCKY, Ohio County. Five tracts totaling 385.74 acres according to a new survey sold at auction for $875,063, for an average of $2,269 per acre. This land was mostly wooded with about 85% having been previously surface-mined for coal. Each tract had at least one strip pit lake and some marketable timber. Access was provided by a public gravel road. There were no buildings or improvements. Tracts ranged from two tracts totaling 142.73 acres that sold for $3,080 per acre to two tracts totaling 172.42 acres that sold for $1,760 per acre. LOUISIANA, Morehouse Parish. An all-precision-leveled farm with 14 irrigation wells sold for $10.97 million, or an average price of $7,203 per acre. The 1,523-acre farm held extensive underground pipe and risers for the irrigation system. It is near Mer Rouge and consists of 52% Class I and Class II silt loam soils, and 48% silty clay and clay soils. The farm is leased to a local tenant with a history of high-yielding corn, soybean and rice crops.
