IOWA, Wright County. Two sales in the same county just weeks apart showed a $2,500-per-acre difference in net price. One sale was for 160 acres, located two miles east of Goldfield. Total sales price was $1.92 million, or an average of $12,000 per acre. This farm reported a 80.1 CSR2, was pattern tiled and included a machine shed, bin and dryer bin. It was leased back to the previous operator. The other sale was for 159 acres located east of Eagle Grove off a hard-surface roadway. This property had an 86.7 CSR2, four bins and a machine shed. Sac County. A 116-acre farm, all tillable ground, sold in a timed online auction for $1.75 million. Average price per acre was $15,086. The property had a CSR2 rating near 93 and was sold open for the 2022 production season. Seller to remain on as tenant until 2021 crop, with seller retaining the full crop. KENTUCKY, Trigg County. Offered in four tracts, a 128-acre farm sold at auction for $1.7 million, or an average of $13,281 per acre. The property included all support buildings. It sold to one buyer. Ohio County. A poultry farm with 91.7 acres sold at auction for $230,000. Average price per acre was $2,508. The property included two 40- x 500-foot broiler houses, a litter barn, storage shed, barns and a pond. Public water is available. Most of the land was wooded and for recreational use. LOUISIANA, Morehouse Parish. Versatile farm totaling 3,137 acres sold for $16.1 million, or an average of $5,133 per acre. Cropping area across the operation came to 2,889 acres. The majority of the farm was precision-leveled for furrow irrigation. Major crops produced here include corn, soybeans and rice. West Carroll Parish. A 627-acre farm with 588 crop acres sold for $3.56 million, or an average of $5,678 per acre. This was a precision-leveled farm with eight irrigation wells. Soils were 86% Dundee Dubbs silt loam. Used to produce corn, rice and soybeans, the operation was purchased by an investor and leased back to a local farmer. TEXAS, Milam, Lee and Bastrop Counties. After being on the market for six years, a 31,000-acre property known as the Sandow Lakes Ranch sold in a transaction reported at $240 million. This would be an average per-acre price of around $7,742. The property included multiple lakes and ponds, and award-winning habitat. The sale was announced by Alcoa Corp.
