ILLINOIS, Grundy County. A 241-acre farm sold at auction in two tracts for $4.1 million, or $16,900 per acre. One 121-acre tract includes extensive drainage tile, access to natural gas and three grain bins with 15,000-bushel capacity. The property has a productivity index of 130.8. The second 121-acre tract features a 135.3 productivity index and has extensive drainage tile installed. The whole farm has a four-year yield average of 246 bushels per acre on corn and 74 bushels per acre on soybeans.

IOWA, Crawford County. A 303-acre farm sold at auction in three tracts for $2.4 million, or an average of $7,850 per acre. The property includes 164 acres of Conservation Reserve Program acres that sold for $1.3 million. That ground comes with a $42,206 CRP payment annually. The farm also includes an 89-acre tract of recreational and pasture land with open lease status for 2026. Also included in the sale was a 50-acre CRP tract with a $14,650 annual CRP payment.

KANSAS, Decatur and Norton counties. A 1,760-acre farm sold at auction in eight tracts for $4.2 million, or an average of $2,488 per acre. The property includes three, 320-acre tracts and just one of the eight tracts currently growing crops, a 2026 wheat crop. All other tracts are open for planting in 2026. Soil ratings on the farm range from 70.6 to 75.4, with tillable acres on each tract ranging from 77% to 98%. The farm has been well-maintained for more than 30 years.

MINNESOTA, Clay County. A 238-acre farm sold in an online auction for $1.9 million, or $7,775 per acre. The property includes 229 base corn acres with a yield of 117 bushels per acre, as well as a history of soybean production on the land with a yield of 32 bushels per acre. The ground is 98% tillable with an 82.4 soil rating.
