Recent Farmland Sales in Kansas, Minnesota, Missouri and Nebraska

KANSAS, Seward and Stevens counties. A 2,186-acre farm sold at auction in six tracts for $6.2 million, or an average of $2,717 per acre. The majority of the acres were sold in two tracts for $3.7 million, one of 610 acres and another of 629 acres. The 610-acre tract includes irrigated cropland that is 97% tillable with a soil rating of 44.9. The 629-acre tract includes two pivots for irrigation on about 500 acres. The tract is 99% tillable with a soil rating of 41.2. The farm also includes a 318-acre tract of irrigated farmland that is 99% tillable with a soil rating of 36.8, in addition to a 311-acre irrigated tract that is 83% tillable with a soil rating of 42.6. The sale also includes tracts of 158 irrigated acres and 161 dryland acres.

MINNESOTA, Yellow Medicine County. A 160-acre farm sold in an online auction for $1.2 million, or $7,400 per acre. The property includes 152 base cropland acres, including a 70-acre corn base, 32-acre wheat base and 10-acre soybean base. The farm includes two separate Conservation Reserve Program contracts, and all the cropland acres are currently enrolled in the CRP. An annual CRP payment of $3,453 on 17 acres expires on Sept. 30, 2026, while an annual $34,674 CRP payment on 135 acres expires on Sept. 30, 2030. The farm doubles as recreational property.

MISSOURI, Carroll County. A 117-acre farm sold in two tracts at auction for $1.1 million, or an average of $10,009 per acre. One 69-acre tract of cropland is 84% tillable with a soil rating of 62, while the 48-acre tract is 90% tillable with a soil rating of 61.8. The first tract sold for $11,411 per acre. The sale includes 100% of the mineral rights to the buyer.

NEBRASKA, Pierce County. A 480-acre farm sold in two tracts at auction for $2.4 million, or an average of $4,800 per acre. The first 160-acre tract includes 130 certified irrigated acres, with pivot corners that are grass and trees. Included in the sale was a 2012 eight-tower pivot and all irrigation equipment down the well. The second 320-acre tract features 267 certified irrigated acres that include two, eight-tower pivots with pivot corners being a mix of grass and trees, with three of the corners being in expired Conservation Reserve Program acres.
