IOWA, Franklin County. A 234-acre property sold in three tracts at auction for $3.18 million, or an average of $13,656 per acre. While the fields are contiguous and boast CSR2 scores of 81.2 to 88.8, they sold for different prices. The first, a 77-acre parcel on the north side of the street, sold for $16,400 per acre. It was advertised as having a potential homesite. The second, a 79-acre, gently sloping tract, sold for $13,000 per acre. The final tract, a 78-acre parcel with buildings and grain storage, sold for $11,500 per acre.

KANSAS, Brown County. A 156-acre farm sold at auction for $1.4 million, or $9,000 per acre. The farm includes 136 crop acres, with much of the remainder in waterways that can be hayed or mowed. It also has a 21,000-bushel Chief grain bin that was installed in 2016. The farm is on an all-weather blacktop road with easy access to Highway 36.

MICHIGAN, Hillsdale County. A 122-acre farm was sold at auction for $927,000, or $7,598 per acre. The mostly tillable farm, consisting mostly of Williamstown Conover, Wawasee Loam and Wolcott Silt Loam soils and gently rolling topography, was offered in seven tracts but sold in two chunks: 74 acres sold for $7,801 per acre, while the remaining 46 acres sold for $7,263 per acre.

NORTH DAKOTA, Stutsman County. In an online-only auction, 303 acres sold for $757,800, or $2,500 per acre. The farm's 170 cropland acres feature mostly sandy loam soils with a weighted average productivity index of 57.4. The remainder of the property is productive habitat along Pipestem Creek, creating prime hunting opportunities for whitetail deer, pheasants, grouse and other game.
