ILLINOIS, Livingston County. A 236-acre farm sold in two tracts at auction for $2.7 million, or an average of $11,350 per acre. Combined yields from 2025 on the whole farm were 225 bushels per acre on corn and 66 bushels per acre on soybeans, with a productivity index on the tracts of 118.2 and 118. All but about five acres are considered tillable across the two parcels.

MINNESOTA, Cottonwood and Watonwan counties. A 449-acre farm sold at auction in four tracts for $5.2 million, or an average of $11,775 per acre. The property includes cropland parcels of 160 and 155 acres, including soil productivity ratings of 92.7 and 91.9, respectively. An 80-acre tract features a soil productivity rating of 94.7, while a 54-acre parcel has a soil productivity rating of 92.7.

MISSOURI, Sullivan County. A 164-acre farm sold in four tracts at auction for $1 million. The property includes three cropland tracts that sold for an average of $4,750 per acre, with soil ratings ranging from 62.9 to 65.2. The farm includes a mix of cropland, pasture, hayfields and hardwood timber. A fourth tract includes a home, three outbuildings and a pond, selling for $260,000.

SOUTH DAKOTA, Moody County. A 407-acre farm sold at auction for $5.3 million, or $13,100 an acre. The property includes two parcels of 163 acres and a third parcel of 81 acres. The soil productivity ratings range from 75.7 to 90.2, with base acres across the farm for corn, wheat, soybeans and oats. Two of the three parcels have recently expired Conservation Reserve Program acres.
