IOWA, Fremont County. A 197-acre farm sold at auction for $2 million, or $10,000 an acre. The property includes 145 corn base acres with a PLC yield of 166 bushels per acre, as well as 25 soybean base acres with a PLC yield of 47 bushels per acre. The farm includes a few storage bins with mostly farmable terraces and is close to paved roads.

MINNESOTA, Faribault County. A 123-acre farm sold at auction for $1.5 million, or $12,200 per acre. The property features 66 corn base acres with a Price Loss Coverage yield of 170 bushels per acre, as well as 55-acre soybean base acres with a PLC yield of 46 bushels per acre. The farm has a productivity index of 93.5 and includes some drain tiling with an open lease for 2026.

NORTH DAKOTA, Steele County. A 790-acre farm sold in five tracts at auction for $2.7 million, or an average of $3,430 per acre. The property includes four 160-acre tracts of cropland. That includes one tract with 75 soybean base acres with a yield of 33 bushels per acre and 43 wheat base acres with a yield of 62 bushels per acre. Tract two includes 67 soybean base acres with yield of 33 bushels per acre and 38 wheat base acres at 62 bushels per acre yield. The third tract has 65 corn base acres with a yield of 122 bushels per acre, with the remaining 95 acres divided among soybeans, wheat and sunflower production. Tracts four and five has a combined 138 soybean base acres, 79 wheat base acres and 12 corn base acres on 310 total acres.

WISCONSIN, Sauk County. A 190-acre farm sold in two tracts at auction for $1.3 million, or an average of $6,775 per acre. The first 99-acre parcel includes more than 50 acres of tillable cropland, along with woods and a creek for recreational opportunities and building sites. The first tract sold for $769,265, or $7,750 per acre. The second 90-acre tract includes a balance of farmland and recreation, featuring about 48 acres of tillable ground currently used for rotational grazing. It also includes wooded acreage ideal for wildlife habitat and building sites.
