ILLINOIS, Franklin County. A 936-acre farm sold at auction in 13 tracts for $4 million, or an average of $4,534 per acre. The largest single tract in the sale of 138 acres features cropland with a 91.89 soil rating, with about 131 acres tillable with annual cash rent income of about $32,500. It also includes a pit blind for waterfowl hunting. The property also includes a 137-acre timbered tract with hunting opportunities. It has a proven big buck history and deer sign throughout, with a blend of bottom ground and upland acres. The farm also includes 102-acre and 115-acre cropland tracts, with soil ratings of 85.3 and 86.69, respectively. The property also features a 109-acre tract of recreational land with a food plot, opportunities to attract deer, along with timbered and grass bedding areas, a pond with a blind for waterfowl and a trail system.

IOWA, Clay County. A 75-acre farm sold at auction for $1.2 million, or $15,600 per acre. The property features 39 corn base acres with a Price Loss Coverage yield of 176 bushels per acre, as well as 36 soybean base acres with a PLC yield of 48 bushels per acre. The farm has a 94.8 soil rating and is 100% tillable.

SOUTH DAKOTA, Miner County. A 154-acre farm sold at an online auction for $1.6 million, or $10,700 per acre. The property includes 143 acres of cropland, five non-crop acres and six acres of trees. The farm includes 72 corn base acres with a 110-bushel yield, as well as 72 soybean base acres with a yield of 38 bushels per acre. The property that is available for the 2026 cropping season features a soil productivity rating of 85.5 and drainage tile installed on the southern portion of the property.

WISCONSIN, Pepin and Pierce counties. A 240-acre farm sold at auction in four tracts for $2 million, or an average of $8,000 an acre. An 80-acre tract includes 53 crop base acres, including 47 for corn, with a Price Loss Coverage yield of 124 bushels per acre and a 72 soil rating. The property sold for $9,700 per acre. The farm also includes a 61-acre tract with 42 cropland base acres, to include 23 acres of corn with a PLC yield of 124 bushels per acre and a soil rating of 71.3. It also includes 19 soybean base acres with a PLC yield of 35 bushels per acre. The farm includes a 58-acre tract with a soil rating of 80.6 and 28 crop base acres with 23 acres of corn with a PLC yield of 102 bushels per acre. Also sold was a 37-acre tract that includes 17 corn base acres with a PLC yield of 102 bushels per acre.
