Texas Western Equestrian Ranch Sells for $45 Million to Theorem Ranch Owners

LINCOLN, Neb. (DTN) -- Four months ago, Teton Ridge TR9 ranch northwest of Fort Worth, Texas, sold 116 horses for about $28 million, and this week the ranch itself sold for about $45 million, according to a news release from the company marketing the property.

The ranch, previously owned by Western entertainment and sports company Teton Ridge, was put up for sale with an asking price of $33 million for the TR9 ranch and $10.5 million for the TR9 West ranch.

Icon Global, the company that represented the seller, also announced the sale of the Western Equestrian Sports training complexes on the property in Weatherford, Texas.

The property was sold to Theorem Ranch owners Jason and Kisha Itkin. Theorem Ranch is a Montana- and Texas-based horse and cattle ranch operation dedicated to Western horses, events, and culture across the country.

As owners of the $23.2 million sire "Stevie Rey Von," according to the news release, the Itkins said they believe the ranch will create new opportunities for longtime Western performance enthusiasts and for new audiences.

"We are committed to maximizing this ranch's potential," Kisha Itkin said in a statement.

"We believe this ranch will be a key component of our plan to help grow Western performance sports. The elite facilities will provide unique opportunities for horses, trainers, riders and fans. The possibilities are endless."

Jason Itkin said cattle drives between the two states "shaped ranching traditions" for generations.

"By linking these two properties, we plan to celebrate that legacy while helping increase the nation's appreciation for Western culture," he said.

The two ranches were once renowned for their breeding programs, and now-former owner Teton Ridge is the home of the Cowboy Channel.

The actual transaction and transfer of the property was closed on Jan. 8, 2026, according to the news release.

Icon Global also represents the $64 million Soldier Creek Cato Ranch in Sheridan, Wyoming, and the $79 million Mount Solitude Ranch near San Antonio, Texas, among other properties.

Icon Global owner Bernard Uechtritz said in a news release his company continues to sell large properties successfully.
