ARKANSAS, Drew County. An investor purchased 1,020 acres, 820 of those tillable, for $4.1 million. Average price per acre was $4,020. The buyer leased back the operation to a local farmer. The farm has four electric irrigation wells, a reservoir with a large pumping station and continuous water from an adjoining river. It is set up with a complete tailwater recovery system for efficiency. Included as part of the sale was a shop, grain storage and a large lake. Cross County. A 160-acre rice and soybean farm with 151 tillable acres sold for $860,000. All of the acres were irrigated with two wells, 40% precision-leveled and 60% flood-irrigated. ILLINOIS, Piatt and Moultrie Counties. Farmland spread across two counties and totaling 645.37 acres sold by private treaty for $12.06 million. Average price per acre was $18,687. There was a single buyer. The land was described as over 97% tillable, close to excellent grain markets and with a Soil Productivity Index of 139.8. Seller granted full possession at closing, subject to a 2022 farm lease. The property held bases in corn and soybeans. INDIANA, Scott County. Land suitable for development and totaling 58.164 acres sold for $1.07 million. The property was described as having city water and sewer available for development, with a small pond. Of the total, about 46 acres were described as cropland with bases in corn and soybeans. IOWA, Wright County. A 160-acre farm north of Clarion sold for $2.53 million. The operation held 155.72 tillable acres and had an average CSR2 of 87.3. Per-acre price was about $15,813. KANSAS, Cheyenne County. Dryland, cropland and CRP ground totaling 966 acres sold in five tracts for a total price of $3.76 million. Tract prices ranged from $2,700 to $5,100 per acre. Average price across the whole was about $3,892. A sixth tract sold all of the sellers' interest in the mineral rights in one section of the farm for a total price of $1,800. Russell County. A 600-acre farm made up of cropland, grass and CRP ground sold at absolute auction for $1.84 million. The property sold in four tracts, with the price per tract ranging from $2,300 to $4,300 per acre. Average price across the whole was $3,067 per acre. Possession was set to take place after harvest of wheat acres, any 2022 spring planted crops and the grazing season. The land held bases in wheat, grain sorghum, corn and soybeans.
