ILLINOIS, Saline County. A 294-acre property offered in two tracts sold at auction for $1.96 million, or about $6,666 per acre. Tract 1, made up of 150 acres, was described as having a weighted average PI of 100.8 and included a grain bin and abandoned oil well. Tract 2, with a weighted average PI of 98.7, included a pond. IOWA, Monona County. A 397-acre farm sold in five tracts at auction for a total price of $2.48 million, or an average of $6,246 per acre. The property was a mix of pasture, timber and row-crop land, and sold with a minimum bid set for each tract. Total tillable/pasture acres were 365.62. The property came out of the Marvin Gunlogson Estate and was sold subject to current tenants' lease, with full possession for the 2022 crop season. KENTUCKY, Union County. A 31-acre horse farm with a large home, horse barns and other improvements sold at auction for $1.06 million to two buyers. Average price per acre was $34,193. One of the two parcels was described as being close to town and having utilities available, making it an excellent site for development or residential use. MINNESOTA, Clay County. Highly productive Red River Valley cropland totaling 145.54 acres sold at auction for $1.02 million to a single buyer. Average price per acre was $7,008. The land held all Class II soils, with a soil productivity index of 89.5. The land was planted to corn in 2021. NORTH DAKOTA, Slope County. Productive cropland totaling 924.29 acres sold at auction in six tracts for a total price of $2.3 million. Parcel prices by acre ranged from $2,575 to $2,100. Average over the entire acres was $2,488. The property sold to one buyer. This was a multigenerational property, all contiguous with the exception of a single tract.
