August 2021 Recent Farmland Sales

ARKANSAS, Drew County. A 1,134-acre farm with 1,070 cropland acres sold to an investor for $4.8 million, or $4,232 per acre. The farm was contiguous, leveled and irrigated. Soils were silt loam and used to produce cotton, corn and soybeans. The sales price included a farm headquarters, home, shop and 90,000 bushels of grain storage. GEORGIA, Early and Miller Counties. A mix of farm ground and woodlands totaling 314 acres sold for $1.05 million, or $3,343 per acre. The property included 150 acres of irrigated row-crop land and 98 acres of dry row-crop land. Crop bases in peanuts and cotton were held. IOWA, Howard County. Four adjacent tracts totaling about 148 acres sold to a longtime tenant farmer for $850,000, or $5,743 per acre. The seller was an Ohio farmer who reinvested into property in his home state as part of a 1031 exchange (see listing below for Ohio, Putnam County). IOWA, Kossuth County. A 638-acre farm sold in six tracts at auction, bringing more than $7.8 million. Average price per acre was $12,225, with parcel averages ranging from $10,650 to $14,700 per acre. Buyers were local farmers. KANSAS, McPherson County. Two tracts of level, productive farmland totaling 219 acres sold by private treaty to area farmers. One tract, totaling 78 acres, sold for $273,000, or $3,500 per acre. LOUISIANA, West Carroll Parish. Irrigated farmland totaling 400 acres sold for $1.95 million, or $4,875 per acre. The property had a strong production history in sweet potatoes, corn and soybeans. MISSOURI, Adair County. An auction of 210 acres brought $1.53 million, or $7,285 per acre. The property was highly productive cropland in a no-till, corn/soybean rotation. Portions of the acreage provided excellent hunting. Improvements included a metal building, three grain bins and a grain auger. OHIO, Putnam County. A 63-acre tract, including a home and barn, sold in private sale for $880,000, or $13,968 per acre. Most of the purchase price was paid through a 1031 exchange after the buyer sold property in Iowa (see listing above for Iowa, Howard County).
