ILLINOIS, Champaign County. Farmland offered in an online-only auction sold for $973,481, or $13,711 per acre. The property totaled 71 acres, 69 tillable. Bidders ranged from local farmers to out-of-state investors. The farm was unimproved, with primary soil types being Drummer silty clay loam and Flanagan silt loam. Weighted average PI is 142.3. INDIANA, Fayette County. A diverse property totaling about 241 acres sold at auction for $1.88 million. The property was offered in nine tracts and sold to seven buyers. IOWA, Wright County. A 284-acre property with 274 tillable acres and a CSR2 rating of 80 sold for $2.77 million. Average price per acre net to seller was $9,750. KENTUCKY, Henderson County. A 115-acre hunting tract sold for $280,000, or $2,435 per acre. The tract was near the Ohio River, nearly all wooded and with a large slough. Good waterfowl habitat and deer hunting were its best qualities. Blacktop frontage but no improvements. MISSOURI, Saline County. A farm totaling 211 acres sold at auction for $1.38 million, or $6,550 per acre. The property included 179 tillable acres and bases in corn and soybeans. NORTH DAKOTA, Mountrail County. A farm totaling 757 acres sold in four parcels at auction for $1.31 million. Parcel prices ranged from $1,170 to $2,600 per acre. Average per-acre price across the property was $1,729. The land was described as some of the most productive in the county, with 634 of the acres showing a Soil Productivity Index (SPI) in the 70s to 90s. SOUTH DAKOTA, Pennington County. Cheyenne River Ranch sold for $19 million. A working ranch and recreational property, it totaled about 21,756 acres and included 13 miles of Rapid Creek and 5 miles of the Cheyenne River. Average per-acre price was $873. Thirty miles of pipeline, stock tanks and water wells were part of the operation. Five sets of working facilities were also included.
