IOWA, Calhoun and Webster counties. A 613-acre farm sold at auction in eight tracts for $7.5 million, or an average of $6,565 per acre. The property includes six parcels of 80 acres each, primarily in crop production and pasture. The soil ratings on those tracts range from 74.3 to 86.9 and are 96% to 99% tillable. The five cropland parcels have a 234-acre corn base with a yield of 152 bushels per acre. It also features 157 soybean base acres with a yield of 45 bushels per acre. The farm also includes tracts of 78 and 55 acres, with soil ratings of 77.6 and 75.3.

KANSAS, Greeley County. A 703-acre farm sold in an online auction in three tracts for $1.7 million, or an average of $2,317 an acre. Tracts one and two were combined for cropland production purposes into 620 cropland acres that include 445 wheat base acres with a yield history of 32 bushels per acre. The tracts were split into 309- and 311-acre parcels, with a combined soil productivity index of 64. A third 83-acre tract of cropland with a soil productivity index of 61.5 sold for $2,000 an acre.

NEBRASKA, Lancaster County. A 227-acre farm sold at auction in two tracts for $1.3 million, or an average of $5,850 per acre. The property includes a mix of hay, alfalfa, row crop production and pasture. The farm includes three outbuildings and an additional garage. A 157-acre parcel benefits from county road frontage with power and water resources. The property provides numerous recreational potential with tailwaters of the Salt Creek, whitetail deer and upland birds and waterfowl. A 70-acre parcel includes a mix of hay ground and pasture, ideal for cattle or other livestock.

The land is enrolled in the Wetland Reserve Program and managed for grazing. The farm provides potential haying opportunities as well.
