COLORADO, Kiowa County. Dryland totaling 1,531 acres sold at auction for $2.6 million. The land was close to the Kansas border and was described as prime dryland for the area. Average per-acre price of $1,698 was one of the best ever posted here. The property held bases in wheat, corn and grain sorghum. Mineral rights owned by seller were retained by seller. INDIANA, Knox County. A 1,694-acre property offered in 15 tracts sold at auction in its entirety for $13.54 million. Average price per acre is $7,993. The live auction attracted capacity crowds, with the buyer taking the property as a whole as part of a 1031 exchange. KANSAS, Wallace County. A 960-acre farm with irrigated dryland, grass, CRP and a farmstead, sold at absolute auction in one piece for $3.264 million. Average per-acre price was $3,400. At the time of sale, there were 284 acres planted to dryland wheat. Buyer was to receive landowner's third share of the crop and pay landowner's third share of fertilizer expenses. Seller retained 100% of the 2022 corn and pinto bean crops. The property held base acres in wheat, corn and grain sorghum. KENTUCKY, Ohio County. Four tracts of mostly wooded land totaling about 295 acres sold at auction for $919,128, or an average of $3,116 per acre. One of the tracts, which was 91 acres with 23 acres tillable and a 5-acre duck hole, sold for $4,000 per acre. No mineral rights were included with the land.
