COLORADO, Baca County. Cropland, irrigated and dryland, sold at auction for $696,000. Total acreage for the property, which sold in three tracts, was 640. Average price was $1,087 per acre. The operation held bases in wheat and grain sorghum. The sale included four permitted irrigation wells associated with the property that were commingled and one domestic well. INDIANA, Wayne and Union Counties. A highly productive 1,120-acre farm sold at auction for $18.6 million, or about $16,607 per acre. There were 76 registered bidders for the sale as the entire 13 tracts sold. Per-acre prices went as high at $19,545. All the land was bought by one bidder who owns farms in the area. The operation included 220,000 bushels of grain storage, extensive tiling and two machinery barns. Grant County. Farmland totaling nearly 205 acres sold at auction for $2.5 million, or about $12,195 per acre. The property, offered in three tracts, sold to one buyer. The sale reflected a trend of gain on price paid per point on the Weighted Average Productivity Index (WAPI), selling at $85.32 per point, with a WAPI of 144.4. IOWA, Ida County. A farm totaling about 223 acres sold at auction in three tracts for $5.28 million. One of the three tracts included grain storage and outbuildings on just over 4 acres, and sold for $252,000. Average price per acre on the cropland was reported at $23,677. KANSAS, Gove and Thomas Counties. Property totaling 720 acres sold at absolute auction for $1.18 million. The land sold in five tracts, three of them by the acre. On those three, average price per acre was $1,271. The remaining two tracts sold as a whole, one for $50,000 and one for $255,000. The land was described as a mixture of expired CRP ground, grass, campus lots and the Oakley Horse Facility. There was a crop base in wheat on one of the tracts.
