November 2021 Recent Farmland Sales

Per Acre Prices (Progressive Farmer)

ARIZONA, Maricopa County. A 1,426-acre farm in the Arlington Valley sold for $16.5 million, or $15,000 per currently irrigated acre. The average across the entire acreage was around $11,571. The property was in the service area of the Arlington Canal Co., 13 miles from downtown Buckeye. The farm held two large water rights, and all water and mineral rights were conveyed in the sale. ILLINOIS, Perry County. A single tract of land totaling 41 acres sold at auction for $184,500, or $4,500 per acre. The property contained about 24 acres of income-producing farm ground, with the balance in hardwood timber. The property has excellent access and frontage, with electricity and water available to convert it to a building site. The 2021 rental income went to the buyer. IOWA, Wright County. An 80-acre tract of farmland with 76.75 tillable acres sold for $880,000, or $11,000 net to seller. The land was three miles north of Clarion and rated an 82.5 CSR2. KANSAS, Wabaunsee County. In an online auction, 388 acres of farm and pasture land sold for $1.41 million. Per-acre price was $3,645. The property, marketed in six lots, included a home, cattle facilities and outbuildings. KENTUCKY, Daviess County. A single tract of 75.5 acres sold at auction for $607,775, or $8,050 per acre. The land was mostly flat to gently rolling crop ground with predominantly silt loam soils. About 10 of the acres were in woods, and there was a creek on the property. Sale was subject to an existing crop lease for 2021. MINNESOTA, Cottonwood County. Prime farmland totaling 150 acres sold in a sealed bid auction for $1.4 million, or about $9,333 per acre. At press time, the sale had not closed, but the auction was over. The property included 149 crop acres with bases in corn and soybeans. The Crop Productivity Index was noted at 92.40. Land was level to rolling, with some mapped tile. The buyer will take possession after the 2021 crop is harvested. MISSOURI, Polk County. Pasture and hay land totaling about 258 acres sold at auction for $967,500. The property overlooked the Pomme de Terre River and was marketed as a homesite or for use as recreational property. Haying acres were reported at 100. Average price per acre was $3,750. NORTH CAROLINA, Pamlico County. A 4,528-acre farm sold to Promised Land Opportunity Zone Farms I LLC for $25.7 million. Murray Wise Associates, Kander and National Land Realty served as broker and transactional advisers in the sale, which followed a national marketing process. Per-acre sales price averaged $5,676. The farm was mostly used for producing chipping potatoes. It will be managed by Farmland Partners Inc.
