IOWA, Hancock County. Cropland totaling 536 acres sold to an investor buyer for $4.9 million, or $9,142 per acre net to seller. Located at Kanawha, the property was almost all tillable, 524 acres, tiled and had a CSR2 rating of 86. The buyer assumed the existing cash lease in place for 2019. Audubon County. Highly productive cropland and CRP totaling 116 acres sold for $812,000, or $7,000 per acre. Conservation practices had been actively used, with farming on contoured established waterways. Strategic terracing was used across the property. The farm was leased for the 2019 season. KANSAS, Thomas County. A 472-acre farm sold at auction in two tracts for a total price of $1.76 million. Price per acre across the farm was $3,729. The cropland was irrigated and used for wheat and corn production. Property included three irrigation wells, with electric motors and sprinklers. There was a new oil well on the second tract, which was under an oil and gas lease; 50% of the mineral rights and royalty production transferred to the buyer. KENTUCKY, Daviess County. Gently rolling 143-acre farm sold at auction for $733,975. The property sold in two tracts for $5,133 per acre. Cropland totaled about 94 acres and was mostly Belknap and Hosmer silt loam soils. The balance of the farm was in wooded land and included a hunting lease. Ohio County. A 284-acre wooded hunting tract sold for $335,800, or $1,182 per acre. The tract was not on a public road and was surrounded on three sides by the Rough River. OKLAHOMA, Payne County. A diverse operation totaling 299 acres sold at auction for $550,000. Average price per acre was $1,839. The operation was primarily in grass pasture and timber. TEXAS, Red River County. A 675-acre ranch in Annona sold at auction in five tracts. The property included frontage on U.S. 82 and County Road 3300. Several tracts had significant stands of pine. In addition, the property offered ponds and creek frontage. Most recently, the land was in hay production. A single buyer purchased the property for a total price of $1.54 million, or $2,281 per acre.
