ILLINOIS, Knox County. A 112-acre farm sold at auction for $2.3 million, or $20,500 per acre. The property includes 68 corn base acres with a Price Loss Coverage yield of 151 bushels per acre, as well as 41 soybean base acres with a PLC yield of 47 bushels per acre, on a farm with a soil productivity index of 138.4.

IOWA, Woodbury County. A 377-acre farm sold at auction in three parcels for $4.2 million, or an average of $11,283 per acre. The farm includes a 152-acre tract that includes 140 acres of cropland with 91 corn base acres with a Price Loss Coverage yield of 164 bushels per acre, along with 49 soybean base acres with a PLC yield of 54 bushels per acre. The parcel is more than four miles away from the other two tracts. The sale combined tracts one and two into a single parcel of 218 acres, also with a PLC yield of 164 bushels. The soil productivity index for the farm ranges from 53.5 to 63.

KANSAS, Stanton County. A 3,277-acre farm sold in six continuous tracts in an online auction for $10.8 million, or an average of $3,750 per acre. The property features a 1,098-acre tract with 489 acres on pivot irrigation, 460 acres on drip irrigation and 149 dryland acres. The parcel is watered by four wells. The farm also includes a 1,093-acre tract with a similar split: 489 irrigated acres, 469 drip-irrigated acres and 142 dryland acres fed by three wells. The property also includes a 621-acre parcel with 489 pivot-irrigated acres and 137 dryland acres. The farm also features parcels of 157, 152 and 156 acres. In all, the farm contains 2,583 base corn acres with a yield of 187 bushels per acre, 591 wheat base acres with a yield of 59 bushels and 43 grain sorghum acres with a yield of 90 bushels per acre.

NEBRASKA, Saline County. A 159-acre farm sold in two tracts at auction for $1.3 million, or an average of $8,023 per acre. The first 79-acre parcel includes 51 cropland acres and a 1,140-square-foot home as well as a machine shed, chicken coop and corn crib. The second 80-acre tract includes 72 cropland acres. The tracts have a soil productivity index of 56.5 and 60.2, respectively.
