IOWA, Sioux County. An 85-acre farm sold in two tracts at auction for $2.2 million, or an average of $26,600 per acre. A 45-acre parcel that is 97% tillable, has a soil rating of 91 with half-mile long rows, sold for $1.2 million. A second similar 40-acre tract is 95% tillable with a 91.8 soil rating. Both tracts are leased for the 2026 growing season, and the buyer will receive the full rent at closing.

KANSAS, Brown County. A 153-acre farm sold at auction in a single tract for $1.2 million, or $7,700 an acre. The farm includes a perimeter fence and gated entry points around the entire boundary of the pasture land and features an eight-acre pond with a dam that offers a consistent water source for livestock and seasonal wildlife. The property features wooded areas good for wildlife habitat, including deer and turkey. The farm may present conversion opportunities for tillable ground.

MISSOURI, Howell County. A 157-acre farm that includes residential, recreation, building sites and pasture sold at auction in nine tracts for $1.2 million, or an average of $7,900 an acre. The property includes two tracts of about 33 acres of recreational land with three ponds and perimeter fencing. One tract includes about 19 acres of a building site on a ridge leading into the woods with a nice valley view. About 60% of the land is wooded but has ground for cattle. The remaining 105 acres of land are for residential development.

SOUTH DAKOTA, Meade County. A 518-acre ranch sold for $2.4 million, or $4,631 an acre. The farm includes 436 acres of pasture, 70 acres of hay land and 12 acres of buildings. The ranch is located within one hour of Sturgis and includes established fencing, a house and other buildings. Middle Fork Creek, with natural springs, flows through part of the property. The ranch includes a small crops base of 5 acres of wheat and 2 acres of oats.
