INDIANA, Montgomery County. A 764-acre farm that was originally slated for auction sold in a private sale for $11.52 million, or $15,100 per acre. The property included about 750 contiguous cropland acres, according to FSA. It had a WAPI soil index of 160. The land was owned by two local families who sold to an investor.

ILLINOIS, Will County. An 82-acre property with future development potential sold for $27,006 per acre, or $2.21 million. The farm is contiguous to a forest preserve and Joliet, as well as being close to Interstates 80 and 355.

MISSOURI, Scotland County. A 600-acre farm sold in 4 tracts for $5.67 million, or $9,461 per acre. Three of the tracts boast large quantities of tillable cropland with extensive drainage tile and well-managed soil fertility. The first two tracts, at 393 and 55 acres, sold for $9,100 per acre and $9,125 per acre, respectively. The third primary cropland tract, at 111 acres, included prime highway frontage and sold for an average of $12,500 per acre. A 40-acre tract of mature timber is located along the North Fabius River and offers excellent year-round hunting opportunities. It sold for $5,100 per acre.

WISCONSIN, Columbia County. A 120-acre farm sold in an online auction for $1.94 million, or $16,200 per acre. The farm consists of 118 crop acres containing mostly silty and sandy loam soils, with varying amounts of slope and some noted erosion.
