ILLINOIS, Champaign County. Two tracts of farmland totaling sold in two private transactions for an average price of $16,200 per acre, or $3.1 million. For the past four years, the 40-acre parcel averaged 242-bpa corn and 80-bpa soybeans. It had a soil productivity index of 142.4 and sold to a local farmer using a beginning farmer loan program. The 150-acre tract had similar yield history and productivity rating. It sold to an absentee 1031-exchange investor who works with a local farmer. The sellers -- three brothers -- decided to sell for separate reasons.

KANSAS, Ellsworth and Rice Counties. Four tracts of farmland totaling 480 acres sold at auction for $1.42 million, or an average $2,965 per acre, in November. The first two quarter-sections (160-acre parcels) primarily raised row-crops, with a mix of wheat, sorghum and soybean base acres. The buyer will receive the landlord's one-third share of any wheat planted this fall for 2026. The third parcel, at 130 acres total, contained nearly 40 acres of cropland. The remainder is in grass with a creek running through it. The fourth tract, at 30 acres, is also in grass and shares a corner with the third tract.

KENTUCKY, Hopkins County. Five tracts of river-bottom cropland totaling 597.9 acres sold at auction for $5.39 million, or $9,015 per acre. Tracts ranged from 16 to 255 acres, with much containing drainage tile. Soil types were primarily Karnak silty clay and loam with some Belknap and Robbs silty loam. Structures included a tool shed and a 5,000-bushel grain bin. Tracts ranged in price from $7,800 to $11,500 per acre.

SOUTH DAKOTA, Dewey County. A contiguous, 1,529-acre farm sold to a single bidder at auction for $2,600 per acre, or $3.98 million. The property was offered in four parcels, two of which were historically in crop production (wheat, oats, corn and sunflowers) and boasted Soil Productivity Indexes of 70 or higher. Another highly productive parcel was planted in grass and alfalfa but could be converted to row crops. The remaining parcel included a blend of cropland, pasture and an updated home with a steel barn, shop, two Quonset-style buildings, continuous panel corrals and water tank.
