INDIANA, Adams County. A 95-acre farm sold at auction in five tracts for $1.4 million, or $14,737 per acre. The property includes four tracts of 84 acres of cropland, with tillable land ranging from 94% to 98%, with soil ratings ranging from 68.7 to 70.3. The land features 48.33 base acres of soybeans with a Price Loss Coverage yield of 42 bushels per acre, along with 30.3 base acres of corn with a PLC yield of 136 bushels per acre. Also included are 3.97 base acres of wheat with a PLC yield of 52 bushels per acre. The property also includes 11 acres of recreational land.

Illinois, Adams County. A 345.73-acre farm sold at auction for $2.4 million, or $6,935 per acre. The property includes 130 acres of row crop production and has 36.23 acres enrolled in the Conservation Reserve Program, paying $8,113 annually. The land has a crop productivity index of 115.2 on both tillable acres and CRP with an annual $39,567 income total. It also features deer and wild turkey populations, four redneck blinds and two bank blinds, along with three ponds. The property includes a new metal building with living quarters.

KANSAS, Decatur County. A 300-acre irrigated crop farm sold at auction in 160- and 140-acre tracts. The 160-acre tract of 99% tillable land sold for $420,000, or $2,950 per acre. The 140-acre tract of 41% tillable ground sold for $350,000, or $2,500 per acre. The first tract is planted to wheat and went to the buyer at no cost. The second tract has two pivots and three irrigation wells in alfalfa and corn stalks.

NEBRASKA, Frontier County. A 230-acre irrigated cropland and grassland farm sold for $1.5 million, or $6,521 per acre. The land includes class one and class two soils, and features grassland and natural habitat along Plum Creek. Livestock water for the grassland is supplied by a well from an adjoining property. The property includes 121.7 acres with 130-bushel Price Loss Coverage yield.
