KANSAS, Osborne and Russell counties. A 1,046-acre cropland and pastureland farm in Osborne and Russell counties sold in an online auction for $1.7 million, or an average of $1,619 per acre. Tract one was the largest parcel at 471 acres in Osborne County, selling for $777,695 or $1,650 per acre. The parcel includes three large ponds and a pasture perimeter with five barbed wire fences built after a 2021 prairie grass fire. The tract features a soil rating of 60.9. Tract two includes 253 acres of both cropland and recreational land. It includes 107 acres of grass and waterways suitable for wildlife habitat for upland game hunting. The third 163-acre tract includes 109 acres of cropland, while the fourth 158-acre tract includes 94 acres of cropland.

MINNESOTA, Grant County. A 376-acre farm sold at auction in three tracts for $1.7 million, or an average of $4,850 per acre. The first 196-acre tract, which includes 162 cropland acres, sold for $3,950 per acre and has a crop productivity index of 87.4. The 88-acre tract two sold for $6,350 per acre with a crop productivity index of 90.7. Tract three includes 92 cropland acres with a production index of 88.7, selling for $4,250 per acre.

NORTH DAKOTA, Grand Forks County. A 447-acre farm sold at auction in three tracts for $3 million, or an average of $6,783 per acre. A 160-acre tract of cropland sold for $9,500 per acre for land with a soil productivity index of 88.9. The tract was planted to spring wheat in 2025. Tract two includes 130 acres with a soil productivity index of 90.3, selling for $7,850 per acre. The third tract includes 157 acres with a soil productivity index of just 58.8, selling for $3,000 an acre. All three tracts produced spring wheat in 2025.

SOUTH DAKOTA, Union County. A 70-acre farm sold at auction for $957,082, or $13,700 per acre. The farm includes 40 base corn acres with a Price Loss Coverage yield of 143 bushels per acre, along with a 14-acre soybean base with a PLC yield of 46 bushels per acre. The land has a productivity index rating of 87.3. The buyer was required to reimburse the previous tenant for chicken manure applied to the land.
