ILLINOIS, Sangamon County. A 323-acre farm was sold at auction in five contiguous tracts, including one tract for building, for $4.4 million. That's an average of $13,225 per acre on the cropland tracts. The farm consists of tracts of 83 and 86 acres, each with soil ratings of 129.5. In addition, a 79-acre parcel that is 96% tillable with a soil rating of 128.4 sold for $16,000 per acre. A 71-acre cropland and recreational tract with a soil rating of 126.1, sold for $8,300 an acre. The farm includes a 15-acre parcel suitable for building.

MINNESOTA, Lyon County. A 160-acre farm sold at auction in two non-contiguous tracts for $2.1 million, or an average of $12,850 per acre. The first 80-acre cropland parcel has a soil rating of 92 on 94% tillable land. The tract has good access via a county road. The second 80-acre parcel has a 92.8 soil rating and is 95% tillable. The whole farm includes both county and private tiling throughout.

NEBRASKA, York County. A 150-acre irrigated farm sold at auction for $1.8 million, or $11,900 per acre. The property includes 144 corn-base acres with a Price Loss Coverage yield of 168 bushels per acre. The farm includes a 63.6 soil rating on ground that is 96% tillable. The tract is in proximity to multiple grain markets and has strong water resources.

WISCONSIN, Juneau County. An 800-acre farm sold at auction in 14 tracts for $6.6 million, or an average of $7,335 per acre. The property includes a 123-acre parcel of cropland that is 97% tillable with a soil rating of 52.4. The farm also includes a 114-acre tract of cropland with a soil rating of 47.1 on 75% tillable ground. Also included in the sale was a 93-acre parcel currently in pasture but could be converted to tillable farmland, with a soil rating of 55.8. The farm also includes primarily cropland acres, divided into 11 tracts of 47, 68, 31, 49, 40, 13, 76, 12, 60, 56 and 19 acres. On average, the entire farm is 91% tillable.
