ILLINOIS, Ogle County. A 286-acre farm sold at auction in three tracts for $4.4 million, or an average of $14,162 per acre. A 127-acre cropland tract includes a productivity index of 135.6, selling for $15,885. The second property includes 118 acres with about 111 acres of cropland with a productivity index of 135. In addition to cropland, the tract features a small wooded area and two older grain bins. The farm also includes a 39-acre tract with a productivity index of 127.1, also with a small, wooded area.

IOWA, Lee County. A 356-acre farm sold in three tracts at auction for $2.6 million, or an average of $8,750 an acre. A 162-acre property that sold includes 107 acres in row-crop production with a soil rating of 48.2. It features a building site that includes a creek and a one-acre pond, along with existing tile and terracing. It also includes a strong habitat for whitetail deer. A 154-acre property features about 129 tillable acres with multiple access points. The farm includes a 40-acre tract with existing tile and terrace improvements to support row cropping.

MINNESOTA, Rock County. A 162-acre farm sold at auction in two tracts for $2.8 million, or an average of $17,000 an acre. A 93-acre tract includes about 89 tillable acres with a corn and soybean base. The Price Loss Coverage yield for corn is 160 bushels per acre and 47 bushels per acre on soybeans. The tract has a large amount of drainage tile line installed. A 69-acre parcel has a corn and soybean base to include 164-bushel corn and 45-bushel soybeans, also complete with drainage tile.

NEBRASKA, Keith County. A 323-acre farm sold at auction in two tracts for $1.3 million, or an average of $4,050 an acre. The first 161-acre tract includes 133 certified irrigated acres. The second 161-acre property includes 136 certified irrigated acres. Both properties come with a 2004 Zimmatic 7 Tower pivot with end guns. In total, the farm includes 233 corn base acres with a yield of 165 bushels per acre, along with 30 soybean base acres with a yield of 60 bushels per acre and 8 wheat base acres with a yield of 48 bushels per acre.
