ILLINOIS, Macon County. A 115-acre farm sold at auction in three tracts for $1.6 million, or an average of $13,478 an acre. A 36-acre property that sold for $485,208 comes with a soil rating of 140.95. In all, the entire farm features 106 total tillable acres with a 2025 corn yield of 237 bushels per acre. A 61-acre tract of cropland sold for $822,158 and includes an 86.3 soil rating.

KENTUCKY, Bracken County. A 195-acre farm sold in an online auction for $556,719, or $2,850 an acre. The property includes 46 acres with the potential for tilling or pasture. The National Commodity Crop Productivity Index is 49. The farm features hardwood ridges, cedar thickets and winding clear creek bottoms. The property includes a 2,064-square-foot block and a wood-framed building with utilities, providing potential for occupancy or storage.

MISSOURI, Audrain County. A 241-acre farm sold in three tracts at auction for $1.5 million, or an average of $5,983 an acre. A 135-acre tract sold for $920,720 and is currently in row-crop production and has had some conservation work done, including terracing and tiling. A 64-acre tract that sold for $4,550 an acre is being used for hay production and includes permanent pasture with mature timber, wooded draws and fence rows, with a small tract used for row crops. The third 42-acre property is primarily open with a pond, some trees and wooded fence rows.

NEBRASKA, Thurston County. A 235-acre farm sold at auction in three tracts for $2.5 million, or an average of $10,633 an acre. The largest property, an 80-acre tract of cropland, sold for $10,400 an acre and includes 36 base corn acres with a yield of 162 bushels per acre, as well as a 5-acre base of soybeans with a yield of 55 bushels per acre, including a crop production index of 72.94. Tract two covers 77 acres with the largest corn yield of 172 bushels per acre on 49 corn-base acres, as well as 23 soybean base acres at 54 bushels per acre, along with a production index of 76.1. Tract one includes 78 acres and garnered the higher per-acre price of $11,400, and includes 38 corn base acres and 38 soybean base acres, with historical yields of 170 bushels and 52 bushels per acre, respectively.
