ILLINOIS, DeKalb County. A 159-acre farm sold at auction in two tracts for $2.6 million, or $16,300 per acre. The tracts feature a 139.1 and 140 soil rating, respectively and are 99% tillable. Parcel one has 59 corn base acres with a Price Loss Coverage yield of 164 bushels per acre, as well as 9 soybean base acres with a PLC yield of 55 bushels per acre. In addition, the tract also includes seven wheat base acres with a PLC yield of 78 bushels per acre. Tract two has 61 corn base acres and a PLC yield of 164 bushels per acre, 10 soybean base acres with a PLC yield of 55 bushels per acre, and seven wheat base acres with a PLC yield of 78 bushels per acre. Both tracts have nearly level to gently sloping fields.

IOWA, Jasper County. A 272-acre farm sold at auction in four tracts for $3.3 million, or an average of $11,950 per acre. The farm includes 248 acres currently in row crop production and six acres enrolled in Conservation Reserve Program in grass filter strips through 2033. Tracts one, two and three come with a yield history of 256 bushels per acre on corn and 69 bushels per acre on soybeans. The 33-acre tract two has the highest soil rating of all the parcels at 89.5.

MISSOURI, Linn County. A 476-acre farm sold at auction in four tracts for $4 million, or an average of $8,500 per acre. Tract two includes 164 acres and a 12,000-bushel grain bin as well as timber draws, selling for $1.2 million, or $7,600 per acre. Tract three includes 127 acres of cropland that includes a two-acre lake, four outbuildings, a 30,000-bushel grain bin and a 9,000-bushel grain bin, along with rural water and electricity service on site. The 69-acre tract one has a 91.9 soil rating as well as access to rural water.

NEBRASKA, Hamilton County. A 557-acre farm sold in four separate tracts at auction for $6.9 million, or an average of $12,775 per acre. The farm includes three separate tracts of 159 acres each, all including pivot irrigation systems. Tract one has Farm Service Agency yields of 186 bushels per acre on corn and 68 bushels per acre on soybeans. Tract three includes 157 base corn acres with an FSA yield of 186 bushels per acre, while tract four also includes the same numbers as tract three. The 80-acre tract two includes 79 corn base acres with an FSA yield of 186 bushels per acre, also featuring irrigation.
