ILLINOIS, Christian County. A property totaling 197 acres and auctioned in three tracts sold for $2.93 million. All tracts were more than 90% tillable and sold to area farmers. The tracts were lease-free for the 2024 season. Tract 1, with a soil productivity index (PI) of 136.8, sold for an average price per acre of $16,100. Tract 2, with a PI of 134.9, sold for an average price per acre of $14,100. Tract 3, with a PI of 142.7, sold for an average price per acre of $13,900. INDIANA, Carroll County. A simulcast auction sold 120 acres of highly productive farmland for $1.34 million. The farm had Fincastle-Starks soils, with nearly 110 tillable acres, and an average weighted PI of 84.66. Average price per acre was $11,167. The buyer was an investment group. Jasper County. Sommer Farm, consisting of 216 acres and marketed in two tracts, sold at auction for $3.5 million. Average price per acre was reported at $16,204. The farm held bases in corn and soybeans, and was described as level to gently rolling. IOWA, Pocahontas County. A timed online auction sold 71 acres of quality farmland for $960,255, or $13,525 per acre. The farm had a CSR2 (Corn Suitability Rating) of 85-plus, hard-surface road access, Conservation Reserve Program (CRP) income on 7.4 acres enrolled until September 2026 and recent tile repairs. A little over 63 acres were under tillage at the time of the sale. KANSAS, Logan County. A mostly grass ranch totaling 1,100 acres sold at auction for $1.23 million. Average price per acre was $1,118. The property had a tenant paying $55-per-acre rent on the 42 cropland acres. Some 600 acres were enrolled in the CRP. The property included a water well, estimated at 10-plus gallons per minute, with a waterline in place to supply three tanks. KENTUCKY, Daviess County. Six tracts totaling about 214 acres sold as part of an IRS 1031 exchange with an agreed price of $5 million. Average price per acre was $23,364. The property was entirely cropland minus 6 acres of grassland. Road frontage was abundant, with most tracts close to a metro area. No improvements were reported on the land, with about 160 acres in a floodplain.
